Hi There, We are interested in a house which is described on the home report as a no fines house and our mortgage lender is fine with a Wimpey No Fines but it does not specify Wimpey on the home report. The address is 22 Kylerhea Road Thornliebank G46 8AA. It is under East Renfrewshire council. Is there away of finding this out as the surveyor has said ‘He Doesn’t Know’. Any help much appreciated.

Many thanks

Hello Tricksterjess and welcome.

I’ve undertaken some research into your situation and I strongly suspect that these properties are Wimpey No-Fines.

However, due to the large number of designs produced by Wimpey, I cannot be 100 sure as I have not found any written confirmation of construction to back suspicion.

I have therefore made a freedom of information request to East Renfrewshire Council in the hope that they may clarify this.

They should respond by law within 28 days but I suspect they may respond sooner than this.

I shall update you as soon as I have a response.

Sorry I can’t be more specific at this time.

Dear East Renfrewshire Council,

I am attempting to identify a number of non-traditional constructed properties located at Kylerhea Rd Thornliebank, Glasgow in order to assist in the course of a homebuyers survey.
Link Google street view –  https://goo.gl/maps/CYWFEskbtd72

The survey itself requires that the exact named construction type of this former Council dwelling be identified.
These properties are understood to be of No-Fines construction, however the broad term ‘No-Fines’ does not identify the exact system type ie, Wimpey No-Fines, Weir No-fines, Miller No-fines etc.

I have noted that the Council has previously responded to a FOI request with respect to the Non Traditional housing stock held by the Council. In response, a list of Non Traditional housing stock was produced which did include a number No-Fines properties held by the council in the Thornliebank area but Kylerhea Road was unfortunately not included on this list. Link –  https://www.whatdotheyknow.com/request/n…

If possible, could you please confirm the exact named build type of the properties in Kylerhea Rd?
I suspect that they may indeed be of Wimpey No-Fines construction but your clarification would be greatly appreciated.

You’re very welcome and thank you for your kind comments.

It’s just a pity I couldn’t verify further at this stage.

There’s plenty of records regarding the north side of the city but detail is a little scarce for the south side and Thornliebank area.

Let’s hope we get a swift reply from the Council.

Regards

Marc
