Structherm are the UK’s number one experts in the external refurbishment of non-traditional housing and high rise buildings.

Our unique Structural Insulated Facades can extend the life of a property by 30 years, dramatically improve the thermal performance, reduce fuel bills and provide a modern and fresh appearance.

We work closely with Structural Engineers, Architects and Social Landlords to design systems suitable for all types of non-trads including BISFs. Our system has spanning capabilities meaning we can span from each loadbearing column to the next one. This means that the weight of the system is transferred down into the concrete foundations whereas standard External Wall Insulation systems add more weight to the existing cladding which is usually very weak.

Our system has excellent racking resistance, meaning that it stiffens up the property and prevents any movement which would otherwise cause the render finish on a standard external wall insulation to crack.

For expert advise and a quality system call us on 01484 850098 or visit http://www.structherm.co.uk where you will find product literature, technical info and case studies.

Firstly, your floor will be assessed and the type identified. For this to be performed properly we must have full access to the floor, any furniture that’s in the way should be removed prior to the arrival of our hard floor cleaners in Bromley. Next, the floor will be vacuumed and any dust or hair will be extracted. In order for the correct cleaning solution to be determined a small area of your floor will be used for testing purposes, this won’t leave any marks. If the surface is not made of wood a cleaning solution will be applied, if it is wood drive pads will be utilised instead. After this your entire floor will be rinsed and then dried. If it’s necessary a protection layer consisting of seal, polish or wax will be put down. The drying time ranges from 30 minutes to two hours.

Specialist Improvements for B.I.S.F. Steel Framed Houses

On steel framed houses it is important to use materials with good expansion / contraction properties. It is not recommended that sand / mortar mixtures such as Tyrolean or Pebble-dash are used as these can crack with time, allowing water into the main frame of the building and causing RUST.

fuller-and-sons-bisfFuller & Sons have specialised in the cladding of Prefab homes, also known as B.I.S.F homes. These types of homes present special problems and although there is many companies saying they can clad your home but due to the types of construction there are a number of tests which need to be preformed before the house is deemed suitable to be clad. This is where Fuller & Sons comes in to its own, we have a free evaluation and quote service, which you can use to when applying for a mortgage on this type of home to fund the purchase of your home and the cladding.

Cladding can be used very effectively to renovate BISF Steel Framed Houses. It can also be used to achieve attractive and efficient design options for individual facade effects on
– Blackburn and Riley Houses
– Howard
– Tarran
– Newlands
– Cornish
– Hawksley
– and Park Homes, as illustrated below.

There are many advantages to fitting Cladding over Brickwork:
– Assembly of Cladding is quite simple
– A treated wooden base is constructed, to which the Cladding is fastened
– Grounds and Gardens stay in perfect shape
– Cladding has a long life
– Cladding is resistant to impact and corrosion
– Cladding is resistant to wind and weather
– Cladding acts as Insulation, keeping the Park Home warmer
– Cladding requires minimal maintenance

Renovation and repair typesIn addition to renovation and repair of B.I.S.F., Blackburn and Riley homes, we also carry out refurbishment of other prefabricated-style frame construction house such as: * Park homes * Howard * Tarran * Newland * Cornish * Hawksley

Brick bottom and cladding top
Fuller & Sons listened to Mr Martin Woods of Wheatley, Doncaster. He wanted the full-brick look, so a full-brick base was built around the Ground Floor of his house and then a lightweight cladding system in complementary colours, was placed on the Upper Storey and finished off with a lightweight slate-effect roofing system.

Free Mortgage base inspection
As part of most mortgages for this type of property, one stipulation is that the original support base plates are still solid and secure. As part of their service, Fuller & Sons will open up external walls for exploratory checks by the Surveyor who will then report on the condition of the structure. Fuller & Sons will then make good the holes left by the inspection.

Park Homes Residential Site
Over the past two years Fuller & Sons have completed over 30 Park Homes on a Residential Site at Brocklesby Ox in Brigg for Mr M Smith. This entailed concealing all of the Services to each unit, with a Brick-effect Cladding Skirt. As a result, the Site has become prestigious and created a quality environment.

BISF properties are renowned for being thermally inefficient with heat rapidly escaping through the poorly insulated walls, especially on the upper floors which are constructed from corrugated steel panels.

One Vision Housing required a solution that would not only improve the thermal efficiency of these properties but also give them a whole new look.

[gallery ids="11630,11631,11632,11633,11634,11635"]

Triangle Architects specified a WBS Insulated Render System as the 100mm EPS insulation used within the system greatly reduced the U-value from 2.79W/m²K to 0.30W/m²K, bringing it into line with current building regulations and giving the tenants properties that were much warmer to live in and cheaper to heat.

The windows on these BISF properties were set into metal pods that protruded from the front elevation. To envelope the window pods and prevent thermal bridging, Wetherby designed the EPS insulation to be pre-formed at the factory to fit snuggly around pods and give a seamless façade.

WBS 1.5mm Silicone ‘K’ Render in brilliant white was used on the central facades with special WBS Glazed Brick Slips encapsulating the area around and above the door and wrapping around the side of the properties in a stack bonded pattern.

Black Brick Slips were chosen for the majority of the area with brightly coloured Brick Slips providing a relief detail around the entrance areas.

The overall effect gave a striking modern finish to.

BISF Refurbishment

Client: South Tyneside Homes
Main Contractor: Dunnelm Property Services, J.D.P Ltd.
Location: East Boldon

Sykes Specialist Contracting Ltd has just completed the installation of the Alumasc Swisspan System to 30 BISF Houses at South Tyneside. The contract was completed in three weeks and from a delayed start due to a change in design the contract was delivered to programme at the agreed cost.

BISF (British Institute of Steel Federation) Houses required a thermal upgrade and the existing cladding had to be replaced. The first floor cladding was replaced with a similar product, however the insulation was upgraded. On the ground floor the existing eternity panel was removed and replaced with the Alumasc Swisspan System of External Wall Insulation. The Swisspan system was ideally suited to the scheme as the system comprises of steel sections laid horizontally along the elevations which are securely fixed back to the structure. Insulation is fixed in between the rails and subsequently rendered with the Alumasc polymer scrim and base coat and finished with the Alumasc Silicone render.

With the advent of recent Government initiatives – the Green Deal and Energy Company Obligation (ECO) – the demand for retrofitting external wall insulation systems to solid wall housing is set to rise almost tenfold on the levels seen in 2011.

There are approximately 6.6 million British homes that could benefit from this solution, which leads to warmer, damp/mould-free housing stock that retains significantly more heat. Benefits include smaller energy bills for the most vulnerable in our society, fewer fuel-poor families, improved community regeneration and  substantially reduced carbon emissions, which help both the planet and the government’s carbon saving targets.

This task poses a conundrum, however: how should a relatively small industry grow safely but swiftly enough to complete the required number of installations? How should it do this whilst maintaining the highest technical, installation and customer service standards, and how should it ensure adequate up-skilling and cross-skilling within its workforce?

The principal solutions include effective communication and improvements in accountability, quality control and continuous staff training, coupled with strict adherence to robust safety and environmental management policies.

External wall insulation (EWI) systems are becoming increasingly sophisticated, so quality assurance is essential to delivering projects on budget and to the required specification.  Employees must therefore recognise the importance of quality control and the protocols associated with it.  For example, on an ongoing project in Glasgow, which involves installing 800m2 of EWI every week to multi-storey residential blocks, staff work to a schedule that incorporates key ‘holding points’ – stages beyond which work cannot continue until it has been inspected and signed off by the onsite quality manager. To make the process transparent, staff take video and photographic evidence of each stage and upload it to a server to which the client has 24 hour access.

Mast climbers being used to install EWI to multi-storey blocks in GlasgowSafety and efficiency often go hand in hand, as the Glasgow project illustrates. Here, working on behalf of Wates Living Space, staff use mast climbers, which have a smaller footprint, are less intrusive for the residents and can be installed and dismantled very quickly. Moreover, because they provide a single working platform that can be loaded with materials and then raised, quality monitoring is easier and there are fewer opportunities for accidents in transit.

Other types of property present different challenges. Access to mid-terrace properties, for example, normally requires co-operation from residents so, if schedules are to be met, the key consideration is communication.  Contractors need to be aware of individual expectations and must be clear about the scope of work. EWI systems are often finished with decorative render but funding rarely extends to the treatment of garden walls and outbuildings, so residents must be told of this in advance.

Communication is so important to delivering a successful contract that it demands defined procedures of its own. For example, in Kirkby, our teams are engaged in delivering what is probably the largest CESP funded scheme for private housing in Britain. Working with Wetherby Building Systems and Knowsley Council, they are installing EWI, loft insulation and new boilers to 800 properties and the contract requires that at least 30 homes be completed every week.

Here, community engagement has been achieved through regular correspondence and other measures – appointing local resident liaison officers, holding resident open days, hiring local sub-contractors and taking on locally based apprentices. Accordingly, more than 35% of the workforce on this scheme is now based within 10 miles of the sites. This has engendered a strong feeling of local support and, consequently, satisfaction scores are excellent, delays have been minimal and completion targets have consistently been met.

The value of communication and local goodwill cannot be overstated. Contractors should make every effort to engage with residents and be prepared to adapt their approach, particularly when working with vulnerable tenants or when facing differences of language and culture.  To this end, having a good resident liaison office who understands local concerns can be invaluable.

Sustainable Group staff liaising with clientAn RLO can help to clarify issues of site security and impress upon residents the importance of their co-operation. Scaffolding and tools can pose real dangers on site, especially to children, so community awareness has an important role to play in maintaining a safe environment.  Locally based staff will also tend to have a keener awareness of local issues and this can be very helpful when addressing problems such as party wall / boundary disputes.

Finally, as the project in Kirkby illustrates, value engineering can make a real difference – not only to the success of a contract but to the lives of local people. Here, the added value takes the form of social and economic impacts: besides improved living conditions and energy savings of around £500 per annum, many residents have benefited from gaining recognised work experience and construction skills – including three apprentices who have since accepted full time posts.

The EWI sector is developing fast but looking ahead, I believe the strengths that will serve it best will be accountability, the willingness to communicate and a real desire to enhance the quality of ordinary people’s lives.

External Wall Insulation (EWI)

There are approximately 9 million dwellings of solid wall structure in the UK. External Wall Insulation provides a viable option to improve the thermal performance of these properties.

The most common building types of this nature receiving EWI are solid masonry, concrete or brick builds. In addition old style prefabrications and framework buildings with metal or timber panel infill. Traditionally these properties have been deemed hard to treat in terms of insulating. However EWI as a modern approach to facades sees insulation applied to the outside of the building structure.

Heat easily penetrates through solid wall properties. Insulated Render has revolutionised the way buildings old and new, residential or commercial can be built or refurbished. U –values can easily be achieved that meet current and proposed Part L building regulations, vastly improving the thermal characteristics of the living or working environment.

A External wall insulation system is built up through a series of components. The first layer and most important is the insulation itself. There are many types available on the market from Mineral Wool, Expandable Polystyrene, Phenolic, PIR and Cork. Each system has its strengths and more can be learnt on each type on our Insulation type page. Lawtech have installed over 1,000,000 m2 of EWI to date and we are approved by all major system providers, Rockwool, Weber, Wetherby, Sto, Dryvit, Alescco and Alumasc.

The insulation is then topped with bas coat renders, reinforcement mesh and a choice of decorative finishes. Advanced technology means smooth, rough, dash, brick effect and brick slip finishes are available. All of these systems can be built up on site and finished by hand to the texture and colour selected. Insulated Render systems are extremely versatile and can be applied to nearly all substrate types. Finishes can be extremely vibrant in appearance or can be light pastel shades or white. With a choice of over 2,000 colours and a range of specialist finishes, the choice is yours.

Alternatively insulation can be finished with an overloading rail system. Whether rain screen, aluminium, terracotta or timber, cladding options can provide a crisp and modern finish.

External Wall Insulation carries many benefits. It brings the tenants within dwellings in to a better comfort of living and affordable warmth with reduced energy bills. It also reduces the chances of condensation with the dew point moving to the outside of the building.

Design

Lawtech Ltd has the capacity to design external wall insulation, render systems, lightweight steel frame and other cladding systems.

Our team works closely with our clients ensuring that the design meets the brief as well as complying with current building regulations, especially in respect of fire and thermal performance.

Our design team works closely with consultant engineers and system manufacturers to ensure that the structure is capable of taking the façade weight and wind load, and is designed so that the system manufacturer’s warranties will not be compromised.

Our design team consists of a technical team and CAD technicians to provide a fast and efficient service to our clients. We are one of only a few solid wall insulation contractors that carry its own professional indemnity insurance (£5 million).

Lawtech is one of the largest installers of external wall insulation systems across the UK with offices in Rochester and Glasgow. Lawtech is UKAS accredited to ISO 9001 & ISO 14001 and is an active member of the NIA.

Lawtech is able to act as a Principal Contractor on multi million pound “green” retrofit schemes installing and managing multiple energy saving measures, and in addition as a specialist façade contractor working with other contractor partners. We are able to offer advice and assistance in respect to grants and funds schemes available under CERT, CESP and from 2013 Green Deal.

Kingspan Kooltherm K5 External Wall Board has been used as part of a major refurbishment project, giving a new lease of life to over 100 pre-fabricated British Iron and Steel Federation (BISF) homes, in Moss Bank, St Helens, Merseyside.

Merseyside-based housing association Helena Homes, has modernised and updated 107 BISF properties with cutting edge technology, helping to keep homes warmer for longer while reducing the cost of fuel bills.
The homes were constructed in the 1940s and 1950s and traditionally had poor thermal insulation and environmental performance. Helena Homes commissioned the project with the aim of extending the life-span of the properties by a minimum of 30 years, whilst also giving the overall look of the estate a fantastic boost, benefiting local residents and the local community.

Initial tests on the homes confirmed their poor thermal performance, achieving a U-value of only 2.09 W/m2.K. An external wall insulation (EWI) solution, installed by partner contractors Forrest, was specified by the project design team to help tackle this. The solution uses 100mm of Kingspan premium performance Kooltherm K5 External Wall Board with Alumasc’s Swisspan EWI system, allowing the houses to be simultaneously thermally and aesthetically upgraded, without the need for residents to leave their homes.

The ability of the Kooltherm insulation to achieve thermal conductivities as low as 0.020 W/m.K, with minimal thicknesses made it ideal for the project, helping to reduce the structural loading and ensuring that window reveals and sill depths were kept to a minimum.

The refurbishment provided large improvements in the overall thermal efficiency of the properties, achieving a U-value of 0.26 W/m2.K. This improvement is expected to bring savings of around £100 in annual heating bills for each household, and with energy prices rising fast this will only become more significant over time.

Helena’s Sustainability & Innovation Manager, Martin Roughley said: “We chose to insulate these properties with Kingspan Kooltherm K5 insulation, helping to improve their thermal performance by over 50%.”
“Kingspan were involved with the specification from an early stage in our retrofit scheme, to ensure we met our intended design criteria. The specialist advice they gave us enabled us to meet the requirements of both the scheme and our residents.”

As the original render system on the properties was non-structural, Alumasc’s Swisspan system was mechanically fixed directly to the structural stanchions of the properties, providing the necessary support for both the Kingspan Kooltherm insulation and the render facade. In addition a range of other features were installed on the properties including new roofs, windows, doors and PV panels.

Kingspan Kooltherm K5 External Wall Board is suitable for use behind traditional and lightweight polymer modified renders and dry cladding systems. All products in the Kooltherm range contain a Class 0 rated insulated core and are manufactured with a blowing agent with zero ODP and low GWP.

As part of the refurbishment, improvements were also made to the local environment including hard and soft landscaping and the local street scene. The reduction in household carbon emissions as a result of the refurbishment also led to the Moss Bank project being awarded a Green Apple Award for sustainability from The Green Organisation.

Making BISF homes energy efficient

Case Study

Providing energy saving measures to non standard properties

The Challenge
Stoke City Council had only recently decided to retain their non-standard BISF-type properties for improvement, rather than to demolish them. Kier was invited to devise a solution to provide energy saving measures and to increase the lifespan of the properties at little or no cost to the client.

Our Solution
Having assessed the client’s asset address list to verify whether they qualified for the Community Energy Saving Programme (CESP), we found that 209 of the Council’s BISF properties met the prescribed criteria. We developed a scheme to provide external wall insulation to all the properties along with additional measures such as loft insulation and boiler replacements to maximise the possible funding. The scheme was priced and a fully priced cost model developed.

To obtain funding bids from the energy companies, the property details and work measures were scheduled and forwarded to four of the “Big 6” energy suppliers so that they could estimate the resulting carbon savings and provide us with their best funding offers. Upon receipt of the initial bids, further negotiation increased the funding to over £1.9m covering all but £60K of the project total.

Following the client’s approval to proceed, planning permission was sought and granted. Detailed surveys helped us identify additional energy efficiency measures, resulting in a further 7,000+ tonnes of carbon savings. The client has added a further £1.5m to the project to improve the overall fabric of the properties including roof work, window and external door and canopy renewals, external lights etc and there are possibly a further 50+ private properties that could increase the value of the contract to some £4m.
