BISF properties are renowned for being thermally inefficient with heat rapidly escaping through the poorly insulated walls, especially on the upper floors which are constructed from corrugated steel panels.

One Vision Housing required a solution that would not only improve the thermal efficiency of these properties but also give them a whole new look.

Triangle Architects specified a WBS Insulated Render System as the 100mm EPS insulation used within the system greatly reduced the U-value from 2.79W/m²K to 0.30W/m²K, bringing it into line with current building regulations and giving the tenants properties that were much warmer to live in and cheaper to heat.

The windows on these BISF properties were set into metal pods that protruded from the front elevation. To envelope the window pods and prevent thermal bridging, Wetherby designed the EPS insulation to be pre-formed at the factory to fit snuggly around pods and give a seamless façade.

WBS 1.5mm Silicone ‘K’ Render in brilliant white was used on the central facades with special WBS Glazed Brick Slips encapsulating the area around and above the door and wrapping around the side of the properties in a stack bonded pattern.

Black Brick Slips were chosen for the majority of the area with brightly coloured Brick Slips providing a relief detail around the entrance areas.

The overall effect gave a striking modern finish to.

With the advent of recent Government initiatives – the Green Deal and Energy Company Obligation (ECO) – the demand for retrofitting external wall insulation systems to solid wall housing is set to rise almost tenfold on the levels seen in 2011.

There are approximately 6.6 million British homes that could benefit from this solution, which leads to warmer, damp/mould-free housing stock that retains significantly more heat. Benefits include smaller energy bills for the most vulnerable in our society, fewer fuel-poor families, improved community regeneration and  substantially reduced carbon emissions, which help both the planet and the government’s carbon saving targets.

This task poses a conundrum, however: how should a relatively small industry grow safely but swiftly enough to complete the required number of installations? How should it do this whilst maintaining the highest technical, installation and customer service standards, and how should it ensure adequate up-skilling and cross-skilling within its workforce?

The principal solutions include effective communication and improvements in accountability, quality control and continuous staff training, coupled with strict adherence to robust safety and environmental management policies.

External wall insulation (EWI) systems are becoming increasingly sophisticated, so quality assurance is essential to delivering projects on budget and to the required specification.  Employees must therefore recognise the importance of quality control and the protocols associated with it.  For example, on an ongoing project in Glasgow, which involves installing 800m2 of EWI every week to multi-storey residential blocks, staff work to a schedule that incorporates key ‘holding points’ – stages beyond which work cannot continue until it has been inspected and signed off by the onsite quality manager. To make the process transparent, staff take video and photographic evidence of each stage and upload it to a server to which the client has 24 hour access.

Mast climbers being used to install EWI to multi-storey blocks in GlasgowSafety and efficiency often go hand in hand, as the Glasgow project illustrates. Here, working on behalf of Wates Living Space, staff use mast climbers, which have a smaller footprint, are less intrusive for the residents and can be installed and dismantled very quickly. Moreover, because they provide a single working platform that can be loaded with materials and then raised, quality monitoring is easier and there are fewer opportunities for accidents in transit.

Other types of property present different challenges. Access to mid-terrace properties, for example, normally requires co-operation from residents so, if schedules are to be met, the key consideration is communication.  Contractors need to be aware of individual expectations and must be clear about the scope of work. EWI systems are often finished with decorative render but funding rarely extends to the treatment of garden walls and outbuildings, so residents must be told of this in advance.

Communication is so important to delivering a successful contract that it demands defined procedures of its own. For example, in Kirkby, our teams are engaged in delivering what is probably the largest CESP funded scheme for private housing in Britain. Working with Wetherby Building Systems and Knowsley Council, they are installing EWI, loft insulation and new boilers to 800 properties and the contract requires that at least 30 homes be completed every week.

Here, community engagement has been achieved through regular correspondence and other measures – appointing local resident liaison officers, holding resident open days, hiring local sub-contractors and taking on locally based apprentices. Accordingly, more than 35% of the workforce on this scheme is now based within 10 miles of the sites. This has engendered a strong feeling of local support and, consequently, satisfaction scores are excellent, delays have been minimal and completion targets have consistently been met.

The value of communication and local goodwill cannot be overstated. Contractors should make every effort to engage with residents and be prepared to adapt their approach, particularly when working with vulnerable tenants or when facing differences of language and culture.  To this end, having a good resident liaison office who understands local concerns can be invaluable.

Scaffolding and tools can pose real dangers on site, especially to children, so community awareness has an important role to play in maintaining a safe environment.  Locally based staff will also tend to have a keener awareness of local issues and this can be very helpful when addressing problems such as party wall / boundary disputes.

Finally, as the project in Kirkby illustrates, value engineering can make a real difference – not only to the success of a contract but to the lives of local people. Here, the added value takes the form of social and economic impacts: besides improved living conditions and energy savings of around £500 per annum, many residents have benefited from gaining recognised work experience and construction skills – including three apprentices who have since accepted full time posts.

The EWI sector is developing fast but looking ahead, I believe the strengths that will serve it best will be accountability, the willingness to communicate and a real desire to enhance the quality of ordinary people’s lives.

Fuller & Sons listened to Mr Martin Woods of Wheatley, Doncaster. He wanted the full-brick look, so a full-brick base was built around the Ground Floor of his house and then a lightweight cladding system in complementary colours, was placed on the Upper Storey and finished off with a lightweight slate-effect roofing system.

As part of most mortgages for this type of property, one stipulation is that the original support base plates are still solid and secure. As part of their service, Fuller & Sons will open up external walls for exploratory checks by the Surveyor who will then report on the condition of the structure. Kingspan Kooltherm K5 External Wall Board has been used as part of a major refurbishment project, giving a new lease of life to over 100 pre-fabricated British Iron and Steel Federation (BISF) homes, in Moss Bank, St Helens, Merseyside.

Merseyside-based housing association Helena Homes, has modernised and updated 107 BISF properties with cutting edge technology, helping to keep homes warmer for longer while reducing the cost of fuel bills.
The homes were constructed in the 1940s and 1950s and traditionally had poor thermal insulation and environmental performance. Helena Homes commissioned the project with the aim of extending the life-span of the properties by a minimum of 30 years, whilst also giving the overall look of the estate a fantastic boost, benefiting local residents and the local community.

Initial tests on the homes confirmed their poor thermal performance, achieving a U-value of only 2.09 W/m2.K. An external wall insulation (EWI) solution, installed by partner contractors Forrest, was specified by the project design team to help tackle this. The solution uses 100mm of Kingspan premium performance Kooltherm K5 External Wall Board with Alumasc’s Swisspan EWI system, allowing the houses to be simultaneously thermally and aesthetically upgraded, without the need for residents to leave their homes.

The ability of the Kooltherm insulation to achieve thermal conductivities as low as 0.020 W/m.K, with minimal thicknesses made it ideal for the project, helping to reduce the structural loading and ensuring that window reveals and sill depths were kept to a minimum.

The refurbishment provided large improvements in the overall thermal efficiency of the properties, achieving a U-value of 0.26 W/m2.K. This improvement is expected to bring savings of around £100 in annual heating bills for each household, and with energy prices rising fast this will only become more significant over time.

Helena’s Sustainability & Innovation Manager, Martin Roughley said: “We chose to insulate these properties with Kingspan Kooltherm K5 insulation, helping to improve their thermal performance by over 50%.”
“Kingspan were involved with the specification from an early stage in our retrofit scheme, to ensure we met our intended design criteria. The specialist advice they gave us enabled us to meet the requirements of both the scheme and our residents.”

As the original render system on the properties was non-structural, Alumasc’s Swisspan system was mechanically fixed directly to the structural stanchions of the properties, providing the necessary support for both the Kingspan Kooltherm insulation and the render facade. In addition a range of other features were installed on the properties including new roofs, windows, doors and PV panels.

Kingspan Kooltherm K5 External Wall Board is suitable for use behind traditional and lightweight polymer modified renders and dry cladding systems. All products in the Kooltherm range contain a Class 0 rated insulated core and are manufactured with a blowing agent with zero ODP and low GWP.

As part of the refurbishment, improvements were also made to the local environment including hard and soft landscaping and the local street scene. The reduction in household carbon emissions as a result of the refurbishment also led to the Moss Bank project being awarded a Green Apple Award for sustainability from The Green Organisation.
