I am thinking of buying a Ex council houe that was built about 1925 and is of steel framed with brick and render outer finish with no evidence of cavitiy wall fill but I am unsure what all this means can someone help me please thank you

Hi and welcome
I’ve had a look at the postcode and the houses at that location.

I do believe that these properties are of the Telford construction type.
As usual with so many non-standard constructions there is very little information available regarding these properties and I hope to gain more information during my research for a forthcoming website devoted to non-traditional dwellings.

What I can tell you however is that these properties are not steel framed.
They were constructed using steel panels and timber battens.

I have included a basic structure diagram below.

I note from previous Freedom of information requests in relation to the buildings on this road, that neither the council or Bolton Homes has knowledge of the construction and they cannot even identify the properties as being of Telford construction.

The BRE (Building Research Establishment) has carried out inspections on these properties at it advises surveyors to look out for:

  • Severe corrosion of steel panels, particularly at bases.
    Corrosion of panel fixing bolts.
    Corrosion and expansion of joints between panels.
    Superficial corrosion to backs of panels and to roof space steelwork.
    Bow in wall panels.
    Cracked and broken concrete kerb.
    Rot in timber framing.
    Rot in ground floor boarding.
