I’m new to the buy to let market and have often seen houses described as defective under the housing act.

Can you tell me what types of house are defective and if this affects the value or mortgage possiblities for the house if it is defective?

There are many types of traditional, PRC and other non traditional constructions. However, only the following are classed as defective under Part XVI Housing Act 1985.

Below is a list of buildings classified as defective under the defective housing legislation in England & Scotland.

Defects were found in a large number of Precast Reinforced Concrete properties that required structural repair in order to be deemed safe. Government grants were made available to assist with the high repair cost and upon completion a PRC certificate was issued to show that the properties had been repaired to a satidfactory approved standard.

Some mortgage providers will lend against a repaired PRC house but will not lend on an un-repaired house. Any house classified as defective which has not been repaired under the PRC approved repair scheme can lose a significant amount of its value and be extremely difficult to sell.
